Lab & Office Expansion
Description
The client aimed to expand its office and lab located at Building 4 of their Fremont campus. The project, which is about 14,500 square feet, required design-build and commissioning services, while the existing office required renovations for an open space laboratory and management offices.
Preconstruction and construction services for the existing multi-story building’s expansion includes the combination of lab, office, and amenity spaces, as well as building support. The principal project program consists of 6,000 square feet dedicated to lab and lab support, 7,500 square feet of office and amenity space, and 1,000 square feet of building support space. The first floor is allocated to the lab space along with office and building support space. The remaining floors now house both lab and lab support spaces, as well as private offices, office support, meeting rooms, workstations, and amenity space.
IPS completed upgrades to the existing laboratory area and improved envelope energy efficiency with new HVAC, plumbing, and electrical systems. The new open space laboratory underwent shell modifications and new construction and tenant improvements serving laboratory, office, and amenity areas.
The existing office space on the first floor of the multi-story building was renovated to accommodate approximately 6,000 square feet of a new quality control laboratory space. The laboratory now consists of cold room storage for samples and media; space for a refrigerator, freezer, and incubator units; a new glasswash room; space for processing incoming samples; a new sterility lab; and additional office workstations.
